¿Cuál es correcto?Esta frase siempre indica un hecho (a fact), así que no justifica el uso del subjuntivo. It may be accompanied with sarcasm in many cases, but that still doesn't warrant the subjunctive.

La primera es la correcta y la segunda yo lo diría "que suerte sería tener" :)

Por lo mismo que "to be = ser o estar" entonces la segunda podría ser:
"suerte que estuviera aquí..."

It depends on what you want to say, Bob, but I agree with Rusty and Hernán that "sea" is not correct (except in a specific negative case).

Juan no sabe la suerte que es tener un automóvil propio. Yo sufro mucho en el transporte público.
Juan does not appreciate how lucky he is to have an auto of his own. I suffer a lot in the public transport.

¿Te imaginas la suerte que sería tener un automóvil de lujo?
Can you imagine how lucky we would be to have a luxury car?

No hablo de la suerte que sea tener un automóvil cualquiera, sino de tener un auto de lujo.
I'm not talking about the luck to have any car, but to have a luxury one.
