Stay (as a noun)

estadia? estancia? I never hear these words spoken. I use visita but is there a closer term?

Both are used on this side of the world. Maybe, just maybe, "estadía" is more commonly said, but "estancia" is also used and understood. They're interchangeable.

Here:

Cuando visité Mar del Plata estuve en la casa de unos amigos, pero como se iban de viaje tuve que pagar cuatro días de estadía en el hotel.

Cuando estuve en el hospital... /Mientras estuve en el hospital ... (colloquial)
Durante mi permanencia en el hospital ... / Durante mi estancia en el hospital ... / Durante mi estadía en el hospital (more formal)

Cuando visité Madrid tuve la estadía asegurada en la casa de un amigo.

Durante tu estancia en Síbaris conviene que busques alojamiento en las afueras porque en el centro la estadía sale muy cara.

estadía = estar un día (generalmente algo que se paga) --> por extensión, lapso de permanencia en un lugar
estancia = lugar para quedarse, lugar de permanencia (donde todas las necesidades cotidianas son atendidas o donde se lleva una vida habitual)---> por extensión, "quedarse a vivir en un lugar temporariamente"; también, lo mismo que rancho en México.

Recuerda que las palabras cambian su sentido exacto con el tiempo, debido al uso que se hace de ellas. Una palabra que hace un siglo significaba una cosa, puede significar hoy algo diferente. Los idiomas están vivos, los idiomas varían de generación en generación.

I agree that they can be synonymous in some regions. I have heard both "disfrute su estancia con nosotros" and "disfrute su estadía con nosotros" very often.
