Exclamation Help!!(Again)

Hello again!
I am a deposition reporter working on a transcript which contains some occasional Spanish sentences. It's been far too long for me to remember much from Spanish class, and I could sure use some help.
I have an attorney that says in the transcript (she is not a Spanish speaker) what sounds phonetically like "Que buena estes." She is repeating something someone said. Wouldn't it be que buena estas, or am I wrong? The person who was using the sentence was speaking to a coworker, so wouldn't it be the "familiar" usage?
I probably sound like a complete moron, but I just don't remember this stuff! Time to take another class.

"Esa tía está bien buena" -That chick is so hot-

Some girls I know, for the cuestion ¿Cómo estás?, says "bien buena" ("very good looking" but it's more a joke, taking the question as: How do you look like and not as: How are you, because "cómo" can be used both ways. Then "bien buena" is also equivalent to "muy buena", but sounds good because of the bn-bn.

Only for flirting or for good colleagues/friends.

Everything Sosia is correct, but I really think you should look at the context of what is said. «Que buena estes» may be what is sounds like, but perhaps what was said was «Que buena esta es» which means, "how good that is".

yes Poli, you're right.
It also can be "que buena eres"/"how good you are"
It depends on the context.
